The Conveyancing Process
While each property transaction is unique, the conveyancing process generally follows these key stages:
Quote, Initial Consultation & Paperwork
Once you have accepted our quote we will open a file, send you paperwork (either online or by post) for you to complete and return.
Contract Preparation or Review and Searches
Our team will review your returned documents, prepare or review the contract documents ensuring all terms are clear and favorable to you and submit searches once you have agreed the property plan, if you are buying a property.
Enquiries and Responses
We will either raise enquiries on your purchase or receive them on your sale ensuring that we handle any questions or responses from the other party’s solicitor, protecting your interests.
Report and Document Signing
If you are purchasing a property we will send you a property report with the contract and other documents for signing and return. If you are selling a property we will send you the contract and transfer for signing and return.
Exchange of Contracts & Completion Date
Once both parties agree, we exchange contracts and set a date for completion.
Funds Transfer & Key Handover
On completion day, we manage the transfer of funds and ensure the keys are handed over as agreed.
Stamp Duty & Land Registration
We take care of any stamp duty requirements and handle the official land registration.
How Long Does It Take?
The typical conveyancing process takes between 8 to 12 weeks, though timelines can vary depending on the specifics of the property and the parties involved. We understand that timing can be crucial, and we’ll work closely with you to meet any important deadlines.
